Should I repair or replace? We understand that not all roofs are in need of an immediate roof replacement. We will not only provide a thorough roof inspection but we will also provide on the spot photos. With these photos on hand the customer can make an informed decision wheather it is worth repairing to prolong the life of the roof or if the roof is on it's last leg and needs a roof replacement urgently. In any case, we do not pressure the customer into replacing the roof. If the customer decides they are not prepared to replace the roof we are willing to repair. Common repairs include replacing missing/damaged shingles, caulking boot pipes and ridge vents; replacing chimney flashing, dryer vents, skylight repairs, and cricket repairs. Other than roofing we also repair gutters, fascia wrap, siding and soffit.
When it comes to roof replacements we strive to provide quality workmanship and quality materials so our customers to get the most out of their new roof. We only install Architectural shingles for new roofs as they offer a 130 mph wind rating. We frequently get new customers with a roof as young as five years old but are already having leaks. These leaks are common around plastic pipe flashings or aluminum ridge vents. When we replace a roof we do not install plastic pipe flashings as these require caulking (which cracks in a few years) and with the heat and cold temperature shifts the plastic tends to break. Instead, we use the Lifetime Ultimate pipe flashing, made out of silicone and metal. The silicone expands with heat and does not require caulking around the PVC pipe nor on the metal flashing. Aluminum ridge vents are highly problematic as the nails pull out after the caulking wears out or they start to rust thus causing the plywood to rot. The wind pulls the ridge vent on the ends causing water entrance. To avoid these issues we install 12 inch filtered plastic ridge vents, which also maximizes attic airflow. The benefit to plastic ridge vent over aluminum ridge vents is its 110 mph wind rating and that the overlying ridge caps will cover the nails. By addressing the small details we rest assured our customers will get the 35 years out of their new roof. It is crucial for us to use the adequate materials such as starter strips, aluminum drip edge, Ice and water shield, synthetic paper, step flashing, among other supplies, in order for our customers to have a leak free roof. We do not skip corners when it comes to a new roof.
Although having a skylight in your home is a luxury, when it comes to roofing a skylight installation is a hit or miss. Either you get it done right the first time or you'll have an ongoing problem. Knowing what's the correct skylight for your roof (Curb-mounted vs Deck-mounted) is also crucial. Correct flashing of the skylight and shingle installation around the skylight is essential for a leak free skylight. We offer 20 years of experience to ensure you have a leak free Velux skylight. Repairing of a skylight can only be preformed if the skylight itself is in satisfactory conditions. In this case, reflashing and reshingling around the skylight will stop the leak. If the seal of the skylight is broken (foggy skylight), cracks are apparent or the skylight is just old you won't be able to fix the problem unless you replace the skylight. Replacing of older skylights when replacing the roof is highly recommended in order to provide our 10 year labor warranty for a roof replacement.
Ever have a waterfall over your gutters? You may need a water gusher, water diverter, tightening of loose gutters or you may just need new caulking on the gutters. Replacing your 5-inch gutters for 6-inch gutters will increase the volume of water your gutters can hold. It is essential for gutters to fullfill their purpose in order to avoid rotting of fascia (rakeboards.)
